Modular Buildings for Nurseries and Schools

Permanent buildings, procured on the open market

Modular does not mean temporary. The buildings we procure are permanent structures, and they are usually on site faster because manufacturing happens while groundworks and planning run in parallel.

Because we are not tied to a manufacturer, we choose the system to suit your site rather than the other way round. At Cambourne that meant a lightweight steel frame on a constrained site with significant logistical challenges. Somewhere else it might mean volumetric modular, or not modular at all.

We use the word modular to cover a range of modern methods of construction, from lightweight steel frame assembled on site through to complete volumetric modular. Which one suits your project depends on your site and your requirements, not on what any single supplier happens to manufacture.

Because an independent team coordinates your procurement, the design is built around your site first. That design then goes out to several suitable suppliers and contractors, so multiple products are tested against the same specification with independent oversight and cost consultancy throughout.

The result is a genuine market test and a best value solution. We are not a one-size-fits-all recommender of a single construction method.

Our Process

Our process from start to finish, from the first free site visit through to the twelve month inspection.

    Initial Project Assessment

    Free site visit from a RICS accredited surveyor to assess feasibility, provide building advice, and estimate budget costs.

    Feasibility & Proposal

    We provide a detailed feasibility proposal with budget costs and project scope.

  3. 3

    Planning Application Coordination

    • Our qualified planning consultant manages the planning application process.
    • We coordinate all necessary supporting documents, including transport statements, ecological appraisals, drainage strategies, and biodiversity net gain reports.

    Tender Process

    • We prepare a comprehensive tender pack, including contract preliminaries, Pre-Construction Information and detailed specifications.
    • We send the tender out to multiple contractors to test the market and ensure competitive bids.
    • We review and confirm all tenders are on a like for like basis.

    Tender Analysis & Recommendations

    • We thoroughly analyse all tenders and provide a detailed tender report with our recommendations.
    • Contractor interviews can be arranged if needed.
  6. 6

    Contractor Appointment & Contract Finalisation

    • Drafting of the construction contract and official appointment of the contractor.
    • We review contractors' insurances and proposals, and ensure all necessary collateral warranties are in place with key subcontractors.

    Project Management & Oversight

    Our RICS Accredited Building Surveyor independently manages the project from start to finish. This includes chairing the pre-start meeting, inspecting and processing monthly valuations and coordinating the final account and snagging.

    Building Regulations & Compliance

    We coordinate Building Regulation applications and manage the sign off at Practical Completion.

  9. 9

    Post-Completion & Retention

    • We conduct a 12 month post completion inspection to ensure everything is up to standard.
    • Upon satisfaction, the final retention payment is released to the contractor.
