1. Initial project assessment

Free site visit from a RICS accredited surveyor to assess feasibility, provide building advice, and estimate budget costs.
2. Feasibility & Proposal

We provide a detailed feasibility proposal with budget costs and project scope.
3. Planning Application Coordination

Our qualified planning consultant manages the planning application process.

We coordinate all necessary supporting documents, including transport statements, ecological appraisals, drainage strategies, and biodiversity net gain reports.
4. Tender Process

We prepare a comprehensive tender pack, including contract preliminaries, Pre-Construction Information and detailed specifications.

We send the tender out to multiple contractors to test the market and ensure competitive bids.

We review and confirm all tenders are on a like for like basis.
5. Tender Analysis & Recommendations

We thoroughly analyse all tenders and provide a detailed tender report with our recommendations.

Contractor interviews can be arranged if needed.
6. Contractor Appointment & Contract Finalisation

Drafting of the construction contract and official appointment of the contractor.

We review contractors' insurances and proposals, and ensure all necessary collateral warranties are in place with key subcontractors.
7. Project Management & Oversight

Our RICS Accredited Building Surveyor independently manages the project from start to finish. This includes, chairing the pre-start meeting, inspecting and processing monthly valuations and coordinating the final account and snagging.
8. Building Regulations & Compliance

We coordinate Building Regulation applications and manage the sign off at Practical Completion.
9. Post-Completion & Retention

We conduct a 12 month post completion inspection to ensure everything is up to standard.

Upon satisfaction, the final retention payment is released to the contractor.
